There is a diverse choice in the type of materials that can be used in the construction and finish for your new home or extension. Cretan homebuilders have a choice of materials but in general they are very slow to use new materials that are widely used elsewhere in the world. Your individual requirements and the style of home that you are looking to build will narrow the field.
The type of construction you wish (concrete framing, stone, metal framed, mixed construction, etc) and the amount of local experience in relation to the type of construction
Construction methods employed throughout Crete fall mainly into the categories of Concrete Framing. Steel framing systems have shown up more and more every day, but Wood framing is not a common construction method yet.
Flooring methods are mostly concrete slab. Slab type construction is popular in that it provides a good working platform for the remaining construction process. A slab can take the same floor finishes as a timber floor such as carpet, tiles etc Some people find a concrete floor harder on the feet than a timber flooring system, as there is no flexing.
The remoteness of your building site
Lack of access to the site - will materials need to be craned in? Can concrete trucks get onto the site or will concrete need to be pumped? Will Electrical Power be available from the start of the job or will a generator be required?
The type of roof (flat or pitched)
One or two story building
Type of fittings and fixtures you have selected
Costing a custom house is entirely different than a Spec House in that the costing for a spec house is already done and the only difference will arise if the prospective owner wishes to upgrade materials, fittings and fixtures, and/or add features.
You can get an idea by talking to Builders and discussing in reasonable depth what you are proposing. Going through your 'wish list' will give the builder a good appreciation of your requirements and from this, they should be able to give you a 'ball park' price.
Remember that prices per square meter are only a 'guesstimate'. No serious Builder will give you an accurate price without costing your project stick by stick.
